What we actually are
We are not a property management company. We are the people who decide which management companies in Hua Hin are good enough to be introduced to an owner.
That sounds like a small distinction. It is the whole business. A management company earns more if you pay more and ask fewer questions. We earn a referral fee only if you sign with a company we recommended — and we lose our list's value entirely if that company overcharges you.
Why this exists
Hua Hin has plenty of property management companies and no easy way for an owner abroad to tell them apart. Every website looks professional. Every one claims to be local, responsive and transparent. Reviews are thin, and the owners who could warn you are eleven time zones away.
The result is that a lot of owners choose on price alone, then discover the real cost a year later — in the form of marked-up invoices nobody agreed to.
We do the comparison properly: we talk to the companies as a client, ask the awkward question about invoice mark-ups, ask to see a real contractor invoice, and test one property end to end before a company reaches our clients.
How we make money — stated plainly

We are based in Hua Hin, and we cover Hua Hin, Cha-Am, Pranburi and the areas between them — broadly within about half an hour of Hua Hin. If your property is further out, ask anyway: we will either cover it properly or tell you honestly that we cannot.

Can I just ask you to manage my property?
No — we do not manage properties, hold keys, employ cleaners or supervise contractors. If you want one company doing everything, you want a management company, and we will help you choose the right one.
What if you cannot help me?
We will tell you, and we will do it early rather than after a long conversation. That happens most often when a property is outside our area, or when the owner really needs a service only a full management company can provide.
