Rental management is for earning income: finding tenants, contracts, rent collection. Caretaking is for the property itself — scheduled visits, airing, pool and garden supervision and photo reports — whether it is rented or empty. Many owners need both at different times of year.
Ask each of them the same three questions: which pricing model applies to my property, what is not included in the fee, and whether contractor and material work is billed at cost with the invoice shown. Honest companies answer all three immediately.
