Where this is
Khao Noi sits north of the centre, on and around the hill of the same name. It has attracted a lot of newer housing as land further south has filled up, and it remains noticeably better value per square metre.
| Getting to | Time |
|---|---|
| Hua Hin centre | 10 minutes |
| Beach | 10–15 minutes |
| Bangkok | ~2.5 hours |
| Markets and schools | 8 minutes |
Newer detached houses and townhouses in gated estates, plus individual houses on larger plots further up the hill.
The numbers
| Typical gross yield | What drives it |
|---|---|
| 4.5%–6% | Lower purchase prices support the percentage return. Steady long-term demand rather than seasonal peaks. |

What we do here
Every company claims to cover Hua Hin. Far fewer have real depth in a specific area — the contractors, the buildings, the local quirks. That is what we check.

Questions about this area
Generally yes, per square metre — that is the main reason buyers look here. It is a short drive rather than a walk to the beach, which is what the price difference buys.
Drainage and access above all. Ask where surface water goes in heavy rain, whether the estate has retention, and what the drive up is like after a storm. Views and breeze matter too — they vary surprisingly between neighbouring plots.
Mostly expat retirees and Thai families on annual leases. That means few changeovers and stable occupancy, but it is not a short-stay market — there is no beach within walking distance.
Yes, if the property is inside a gated estate. The estate charges for security, roads and communal areas; your management company charges for your property. Both numbers should be clear before you commit.
