Questions owners ask
Stays under 30 days technically fall under the Hotel Act, and enforcement varies. More often the binding restriction is your building's own bylaws, which frequently ban daily rentals. Check both before you list.
Commonly around 20–25% of rental income, which reflects the work per booking: check-ins, changeovers, guest contact and monitoring. Long-term management is cheaper because there is far less work per baht.
In high season, often considerably more. Across the full year, it depends almost entirely on how well the November–March window is filled — and that is a management question.
It is charged either per changeover or included in the percentage, depending on the agreement. Clarify before you sign, along with who covers platform commission.
