The single most common complaint about property management in Thailand is invoices that quietly grew by thirty percent. We ask every company directly whether they mark up contractor work. Companies that do, do not get recommended.

Do you manage the property yourselves?

No. We are not a management company — we select and vet management companies. That is allowed to be honest, and it works better for you: we can compare several companies, and we have no reason to push one over another.

What does your service cost me?

Nothing. Our partners pay us a referral fee when you sign with them. You pay their standard rate — which is often slightly less than going direct, because we know the local price and we check for mark-ups.

How do you know a manager is good?

Six checks: company registration and history, reviews and real properties under management, invoice transparency, response time when contacted as a client, a pilot test on one real property, and an annual review. Only companies that pass all six reach our clients.

Can you help if my villa just sits empty?

Yes — that is caretaking, and it is the most common thing owners come to us for. Scheduled visits, airing the house, running the pool and pumps, garden kept in order, bills paid and reconciled, and a dated photo report after every visit.

Who pays for repairs?

You do, as the owner — and you see the contractor's invoice, not a marked-up version of it. We agree a small spending limit in advance: below it, small fixes are handled straight away; above it, you are asked first. That way a broken pump on a Saturday does not need a phone call to Europe, but a new roof does.

Do you cover Cha-Am and Pranburi?

Yes. Hua Hin, Cha-Am, Pranburi and the areas between them — broadly anywhere within about half an hour of Hua Hin. If you are further out, ask anyway: we will either take it on properly or tell you honestly that we cannot.

Can I switch management companies later?

Yes, and owners do. If the company we matched you with stops performing, come back to us — we will re-run the shortlist. We also review every partnership annually, so a company that drops in quality comes off our list.
