The process

How it works — and what we ask for.

Three steps, about a week, and no cost to you at any point. You can stop at any stage.

The three steps

No form to sign on day one, and no fee to you at any point.

The whole process takes about a week from first conversation to a signed contract — and you can stop at any point without cost.

STEP 01

Tell us about the property

Where it is, how you use it, what you have been quoted before, and what worries you about leaving it. Fifteen minutes by phone or WhatsApp. We will tell you straight away if we cannot help.

STEP 02

We shortlist vetted managers

We compare two or three companies that have real depth in your specific area — checked for invoice transparency, response time, references and properties they actually manage. Usually back to you within two working days.

STEP 03

You choose, and we stay available

You speak with each company directly, agree terms, and sign with the one you prefer. If something goes wrong later, come back to us — re-running the shortlist costs you nothing.

What we ask for

Six things, and none of them are complicated.

  • Where the property is — area, not exact address
  • Property type and rough size
  • Whether it has a private pool
  • How it is used: empty, rented long-term, short-term, or mixed
  • What you need done: caretaking, rental management, cleaning, pool, garden
  • Where you live now, so we can plan around your time zone
  • Anything that has gone wrong before — the most useful answer of all
  • What you were previously quoted, if anything, so we can sanity-check it
We do not ask for your address, your documents or any payment. If you decide not to proceed, the conversation simply ends. That happens, and it is fine.

You deal with the manager — but you are not on your own.

You sign with them, not with us

The contract is between you and the management company. We are not party to it, which means we have no reason to defend them if they perform badly.

If something goes wrong, tell us

We want to know. A company that lets a client down comes off our list — that is how our list stays worth anything, and it is the only thing we ask in return.

Reviewing every year

Partnerships are reviewed annually on invoice transparency, response time and client feedback. Quality that drops does not stay on the list.

About the process.

How long does it take?

Usually about a week from first conversation to a signed contract. Shortlisting takes two working days; the rest depends on how quickly you and the companies you speak to can agree terms.

Do I have to pay anything up front?

No. We never charge owners, at any stage, for any part of the process. Our fee comes from the management company as a referral when you sign with them.

What if none of the companies suit me?

Say so, and we will either run the shortlist again with different criteria or tell you honestly that we cannot help. Either outcome is fine — we would rather that than a recommendation made to close a deal.

Can you help if I have not bought yet?

Yes. Send us what you are trying to achieve — income, holiday use, or both — and we will tell you which areas and property types fit that pattern. It is usually more useful before purchase than after.
