  • Pool and garden dominate the routine cost on villa plots — budget for them rather than treating them as extras.
  • Ask any company directly whether they mark up contractor invoices. Vague answers are the answer.
  • Check what happens in the low season: a good villa manager adjusts the service level rather than charging the same for less.

Do you manage villas yourselves?

Can one company handle both rental management and caretaking?

Often yes, and most owners use the same company for both. It matters more that they are honest about pricing than that they cover everything — some companies are excellent at caretaking and indifferent at tenant management.

What if the villa is only used a few weeks a year?

Then caretaking is usually the right service, not rental management. Scheduled visits, airing, pool and garden supervision, bills paid, and a dated photo report — so nothing has quietly deteriorated between visits.

How do I switch if the company stops performing?
